Max Benjamin Partners (MBP), a Beverly Hills, California real estate investment company known for helping clients obtain financing in an ever-challenging market, has appointed Manhattan Beach-resident Drew Rands to serve as Senior Vice President. In that capacity, he will draw from his nearly two-decade career to craft and oversee transactions from inception to completion and form and maintain relationships with the firm’s capital partners.

“We are delighted to welcome aboard such an experienced and successful professional who will, no doubt, prove to be an important asset to MPB’s executive team,” announced the firm’s founder and president Max Mellman. “Despite challenges presented by today’s shaky economy, we believe that MPB will continue on its upward trajectory and a leader of Drew’s caliber will be key to taking us to the next level.”

Most recently, Rands worked for a Santa Monica-based commercial real estate investment banking firm for eight years that culminated in his serving as executive vice president. There, he developed and maintained relationships with capital partners and worked with commercial real estate owners to secure optimal financing so they could achieve their investment goals. He was also an investment banker and senior analyst for a large LA-based commercial mortgage banking firm and, prior to that, was in charge of a portfolio of multi-family properties for an investment firm in Encino. The University of Oregon graduate has contributed to more than $2 billion in commercial real estate acquisitions, dispositions, debt and equity transactions throughout his career.

MBP is emerging as a disruptor in the financial and investment fields by structuring complex transactions that are proving to be a win-win for those involved. Potential investment opportunities are carefully vetted by MBP to ensure that all parties involved have the expertise, financial strength and integrity to complete each deal. In addition to Timberline Hills, the firm currently has more than $150,000,000 of single family residential projects in the works.

Tenants of luxury apartments expect top-end amenities as part of the upscale living experience including fully-equipped gyms, resort-style pools and spas, outdoor entertaining spaces, rock climbing walls, state-of-the-art business centers, private movie theaters, grand clubhouses, lounges and just about every other creature comfort one could conjure up. What they typically don’t expect, however, is a luxury vehicle at the ready.

Goldrich Kest, one of Southern California’s largest privately owned real estate investors, builders and property managers, has given the green light to EV Mobility to operate its all-electric car-sharing platform at two of its properties — Museum Towers in Downtown Los Angeles and The Highland in Hollywood. If successful, the service may expand into other Goldrich Kest properties.

Ramy El-Batrawi, CEO of EV Mobility, explains that residents have easy access to a luxury Tesla by simply downloading the EV Mobility app and renting the vehicles by the hour or for day use.

“We are excited to partner with Goldrich Kest on this project as they share our vision of offering their valued tenants a unique, convenient and luxurious amenity situated right in their own buildings,” says Ramy El-Batrawi, CEO of EV Mobility, further explaining that in order to ensure the highest level of safety, each vehicle is regularly maintained and serviced by his company's team of mechanics and technicians. "So you can only imagine having a Tesla at the ready without the hassle of owning and maintaining it. EV Mobility really is a win-win for everyone.”

“Many of our Museum Towers and The Highland residents don’t own cars because each building is situated in communities with high walk scores thanks to their proximity to myriad restaurants, shopping destinations, theaters and other cultural institutions,” says Paul Dubord, Managing Director of Property Management & Operations of Goldrich Kest, which owns and manages both properties. “For those occasions in which they may want to venture out of the immediate area, Teslas on demand are conveniently accessible right in our building's parking lot. Now they can enjoy the convenience, cost savings and environmental benefits of driving an electric-powered Tesla.”

About Goldrich Kest:

Goldrich Kest is a privately owned, family-run business that can trace its origins back more than 65 years to two entrepreneurs, Jona Goldrich and Sol Kest, holocaust survivors who parlayed their meager savings into an empire. Today, the second generation of the founding families, referred to within the company as “G2,” continue to build upon the company’s ever-expanding portfolio of residential, commercial, industrial, and retail projects. Among them are 124 apartment buildings with 14,004 units, 5 marinas, 22 senior living facilities with 4,168 beds, and, scattered throughout the US, more than 6.8 million square feet of commercial, industrial, and retail space. Over half of its apartment buildings accommodate low-income families. For more information about the company, visit goldrichkest.com

About EV Mobility:

EV Mobility is the leading all electric vehicle car-sharing platform, providing electric vehicles on-demand through an easy-to-use mobile app. EV Mobility offers EVs as an amenity for luxury hotels, multi-family apartments, and commercial buildings. Through the EV Mobility app, residents or guests access electric vehicles located in their building or hotel, while properties benefit from the added value they can now offer to residents or guests of a low-cost, zero emission electric vehicle on demand. The all-electric car- sharing service began in Los Angeles in 2021 and is presently expanding across other cities.
Minister and actor Kenyon D. Glover

CULVER CITY - A Los Angeles County Superior Court judge ruled in favor of a Los Angeles County woman who accused Kenyon Demorio Glover of assault, saying there was “clear and convincing evidence” to find that he assaulted the victim.

Glover, 45, formerly of Pasadena, appeared via LA Court Connect from his home base in Dallas, Texas.

The judge presiding over the case was former Deputy District Attorney from Los Angeles County District Attorney’s Office, Prosecutor Turned Judge, Alfred Coletta. Judge Coletta said “the court takes notice of the evidence presented as clear and convincing,” and called the testimony “disturbing” while ruling on the “violence” petition, according to court documents.

Glover, an actor, producer, minister, and founder of Faithful & Focused Ministries, told the court that the victim said, “No” and that “It hurts.” Court records also show the victim stated that Glover had “gaslighted” her. The victim spoke directly to Glover on the impact of the assault and said, “Yes, Sir, you did attack me. Yes, Sir, you did use threats, emotional manipulation, trickery, and coercion,” according to court testimony.

The victim told the court Glover was a “predator” and that the assault was a “premeditated experience.” The victim referred to Glover as a “narcissistic sociopath” according to court testimony. Testimony given from the victim revealed Glover “did a lot of stuff to scare me, to intimidate me, and it was to provoke fear in me.”

The victim stated that Glover “kept playing with guns. He kept bringing the guns out, handling the firearms, taking them out of the pouches and shooting them in the air,” according to court testimony.

Glover admitted to being in possession of a handgun and admitted to removing the weapon from the holster and handling the weapon in the victim’s presence in the time period preceding the assault, according to court testimony.

The victim told the court “he’s a very scary and dangerous person, and I’ve seen firsthand now behind the scenes,” according to court testimony.

At one point during the hearing, Glover erupted in anger leading the victim to express fear of him to the judge stating, “it’s that temper right there. I know he can be a bully, and it’s deeply concerning to me,” according to court testimony.

Testimony in the hearing revealed that Glover had an extensive history of domestic violence, where he had previously assaulted his ex-wife. Testimony also revealed that Glover had a prior domestic violence charge.

According to court testimony, Glover told the victim on the day of the assault, “I almost killed a man. I got off because it was self defense, but I almost killed him.”

Judge Coletta pointed to Glover’s actions after the fact to suggest he acted wantonly, and gave merit to the victim. “I do find her credible,” Judge Coletta told Glover during the hearing.

The court found “there is an ability for Mr. Glover to come to California. He’s a licensed driver in California. He has access to the state. He has access to other social media tools if he wishes to make contact with the victim, so I will grant the restraining order,” the judge said.

“He is not to contact you by email, text messages, or other social media or electronic means, devices, or in writing personally,” the judge said. “He’s to stay away from you for 100 yards in public, your home, your vehicle, and your workplace. That will be my order,” the judge told the victim.

The court order states that Glover “cannot own, possess, have, buy or try to buy, receive or try to receive, or in any other way get guns, other firearms, or ammunition.”

The judge ruled “it’s going to be also that Mr. Glover is not to harass or intimidate, threaten, stalk, assault, hit, abuse, destroy the safety and peace of the victim,” according to the court order.

“I find that there was an event, I think the event was one where Mr. Glover exceeded what he felt was perhaps permissive behavior that would have caused him to act that way,” Judge Coletta stated at the end of the hearing.

This free event will feature a series of guided group bike rides and walks along the new protected bike lanes and safety features on Venice Boulevard, between National and Sepulveda, as well as routes through the surrounding neighborhoods. Venice Boulevard will remain open to cars, and we encourage participants to explore the area safely. Bicycles, roller skates, skateboards, scooters, strollers, walkers, and runners are all welcome. There will also be a Hub at Venice and Bagley with music, street games and other activities for all ages and abilities. For a full list of activities, visit ciclavia.org.

The City of LA’s commitment to redesigning streets for the comfort and safety of pedestrians and cyclists is in the hopes of reducing fatalities and severe injuries caused by car crashes. Through data-driven analysis, community engagement, and innovative solutions, LADOT has transformed Venice Blvd with enhanced infrastructure, optimized signage, improved crosswalks, and increased public awareness campaigns.

LADOT's mission is to lead transportation planning, project delivery, and operations in the City of Los Angeles. We work together and collaborate to deliver a safe, livable, and well-run transportation system in the city and region.

"When we design streets that serve people, and all the ways in which they need to travel, corridors come to life and become the backbone of thriving communities," said LADOT Interim General Manager Connie Llanos. "This event, powered by CicLAvia, celebrates the transformation of Venice Blvd to a safer and more vibrant arterial connection that brings communities from downtown to the westside closer and gives thousands of people more meaningful and reliable choices for how they get to where they need to go."

In addition to LADOT, event partners include City of Los Angeles, Palms Neighborhood Council, and Councilwoman Katy Yuroslavsky from Los Angeles Council District 5.

“After 47 open streets events, including our first CicLAmini in May, CicLAvia is taking a slight detour to partner with LADOT on this pop-up event to celebrate and explore the new bike and bus infrastructure along Venice Boulevard,” says CicLAvia Executive Director Romel Pascual. “Any progress toward making the streets safer and friendlier for people who bike, walk, and ride the bus is a step in the right direction of cleaner air, healthier lifestyle, less traffic, and a more joyful way to get around L.A. The new bike and bus lanes as permanent infrastructure on the west side of LA are definitely reasons to celebrate. We hope this partnership sets a precedent for prioritizing safety, inspiring further efforts to create safer environments for all road users.”

Inspired by Bogotá’s weekly ciclovía, CicLAvia has been temporarily closing streets to car traffic and opening them as public parks in Los Angeles since 2010. Now, with more than 275 miles of open streets, these beloved, always free to attend events are a celebration of L.A.’s diverse and vibrant communities. Over the past 13 years CicLAvia has helped communities re-imagine a greener and cleaner Los Angeles, while also promoting equitable transportation options, healthier lifestyles, and closer connections to community.

Last night, the Black History Month Event in Culver City was a powerful and emotional celebration of Black joy, culture, and history. The event was hosted by Vice-Mayor Yasmine-Imani McMorrin, School Board Member Triston Ezidore, and Congresswoman Sydney Kamlager-Dove at a small business bookstore called Village Wells.

The venue was transformed into an art gallery that showcased the incredible artwork of 18 Black high school students from Culver City Unified School District. The space was overflowing with joy, laughter, and tears as the community came together to celebrate the achievements and creativity of these young artists.

During the event, Vice-Mayor Yasmine-Imani McMorrin delivered a moving speech in which she quoted from Bell Hooks' book, "All About Love." She spoke about the power of love and how it can be used to combat racism and inequality in our society. Her words resonated with the audience, inspiring hope and a renewed sense of purpose.

The event was also attended by many of the student artists and their families, who were honored with certificates of recognition from State Senator Lola Smallwood-Cuevas, State Assemblyman Isaac Bryan, and LA County Assessor Jeffrey Prang. These certificates celebrated the students' creativity and their contributions to the arts, as well as their focus on self-identity and culture in the Art & Culture course at Culver City High School.

The evening also featured an emotional spoken word performance by high school senior Leah Johnson, who spoke about the Black experience in America. Her powerful words brought the room to tears, including School Board Member Triston Ezidore, who spoke about the importance of empowering young Black artists and supporting their work.

The event gave away free gift bags that contained the book "1619," Black History Month-themed stickers, and buttons in collaboration with Planned Parenthood LA. The catering was provided by a small, Black-owned catering business called Frat Boy Cuisine.

Overall, the Culver City Black History Month Event was a beautiful and inspiring celebration of Black culture, creativity, and resilience. It reminded us of the power of love, community, and art to bring us together and create positive change in the world.
Culver City Unified School District Passes Historic Black Student Achievement Plantag:culvercitytimes.com,2023-02-16:6303163:BlogPost:1752002023-02-16T22:34:47.000ZJames Kleinhttp://culvercitytimes.com/profile/JamesKlein

On February 14th, 2023, the Culver City Unified School District's board of education voted unanimously in favor of the Black Student Achievement Plan Resolution. The resolution aims to address opportunity gaps that have long hindered African American/Black students in the school district.

The resolution acknowledges the school district's commitment to diversity, equity, and inclusion and the need to ensure that all students develop strong academic knowledge, skills, and dispositions to prepare them for life beyond their secondary school years. The resolution specifically notes that the school district has approximately 7,100 enrolled students, of which 12.64 percent identify as African American/Black.

The resolution notes that African American/Black students in the school district have historically faced institutional racism and systemic bias, leading to high rates of disproportionate discipline, crippling low expectations of African American/Black intellectual and academic ability, and a lack of respect, trust, and collaboration between the CCUSD and African American/Black families and the community.

In a Twitter statement, School Board Member Triston Ezidore, the Board’s only Black member, and the first Black male to serve on the body notes that, “For the first time in our district's history, we stand with actionable plans to be unequivocal about our Black kids. This is an important step towards addressing the institutional racism and systemic bias that have historically and currently placed structural barriers before African American/Black students.

“I am pleased that the Culver City Unified School District is acknowledging the opportunity gaps that have led to over half of CCUSD African American/Black students not meeting the state's English Language Arts standard and three-quarters of African American/Black students not meeting the math standard. The plan's initiatives will ensure that all African American/Black students can attain their fullest potential as learners and succeed academically, socially, and emotionally.”

This resolution directs the Superintendent and Assistant Superintendent of Diversity, Equity, and Inclusion to submit a full African American/Black Student Achievement Plan for the Board to adopt by May 2023, and put into effect for the 2023-24 school year. The resolution also directs the Superintendent to create a Superintendent's DEI Student Advisory Committee, which will include a significant portion of Black student voices.

The Culver City Unified School District's Black Student Achievement Plan Resolution is a vital step in addressing opportunity gaps and promoting the success of African American/Black students.
"Altar Ego" song by Glory Shalom | Rating & Review by Mistah Wilsontag:culvercitytimes.com,2023-01-30:6303163:BlogPost:1749602023-01-30T05:12:27.000ZMistah Wilsonhttp://culvercitytimes.com/profile/thawilsonMAG

I caught a straight up vibe with this song. The intro led me into euphoria leading up to tha chorus dropping. It's tha kind of song that makes you want to move even if you're not much of a dancer. The "breaking free" part of her lyrics is just so beautifully sung. Gotta love a singer who uses her voice to glorify God. Let's talk about tha power of her lyrics for a moment. It's empowering, to say tha least. "I won't be defined by mistakes from my past, ...by labels placed on me," those are words that virtually anyone can pull strength from. Not a bad song for tha intro and title song to tha EP. "I won't be slave to fear or negativity, ...or by my own insecurities." Glory demonstrates tha voice of an angel all throughout this song.

Though final votes are still being counted, Freddy Puza has moved ahead to secure a seat on the Culver City Council, becoming the first out LGBTQ+ elected Council Member in the city’s history.

“This is a win for everyone who supported me during the race, and for the LGBTQ+ community at large,” said Puza. “My team of volunteers, donors, and endorsers worked tirelessly to carry me over the finish line. This is their victory as much as mine.”

Puza is regarded as an innovative, thoughtful, and responsible candidate who ran a campaign that emphasized practical solutions to the issues facing Culver City. Nevertheless, he and another candidate were targeted by several PACs that received nearly half a million dollars from a local developer, an unheard-of sum for an election that is ten times greater than candidates typically raise to run for a seat on the Culver City Council. Flyers distorting Puza’s views repeatedly appeared in voters’ mailboxes.

Despite these headwinds, Puza stuck to his positive and progressive message, championing housing, transportation, and climate change strategies that compassionately provide for the needs of everyone in the community. His strong record of community involvement resonated with voters, as well as his pledge to work for real solutions rooted in equity, diversity, and inclusion.

Freddy Puza was endorsed by a slew of local and regional leaders, including U.S. Congressional Representative-Elect Sydney Kamlager-Dove, Los Angeles County Board of Supervisors Chair Holly J. Mitchell, California Assemblymember Isaac Bryan, Los Angeles City Council Member Mike Bonin, Culver City Mayor Dr. Daniel Lee, Culver City Council Members Yasmine-Imani McMorrin and Alex Fisch, and many other current and former officials.

The candidate also received numerous endorsements from environmental organizations, Democratic groups, LGBTQ+ advocates, and labor unions, including Sierra Club, Los Angeles League of Conservation Voters, Friends of the Earth, Abundant Housing LA, Streets for All, Culver City Democratic Club, Stonewall Democratic Club, Westside Young Democrats, Equality California, LGBTQ Victory Fund, United Healthcare Workers West, Southwest Carpenters, IBEW Local 40, and Ground Game LA.

Currently serving on Culver City’s General Plan Advisory Committee, Puza formerly volunteered on the city’s Committee on Homelessness. He has volunteered with a variety of local civic organizations, and was the co-organizer of the Culver City Pride Ride & Rally in both 2021 and 2022.

“I am honored to be elected to the Culver City Council, and will do my best to serve all the people of Culver City,” promised Puza, “I hope to continue moving the community I love toward a more sustainable, equitable and inclusive future.”
With School Board Win, Triston Ezidore Becomes Youngest Elected Public Official in History of Los Angeles Countytag:culvercitytimes.com,2022-11-21:6303163:BlogPost:1749382022-11-21T22:00:00.000ZJames Kleinhttp://culvercitytimes.com/profile/JamesKlein

Triston Ezidore will become the youngest candidate to win a seat on the Culver City School Board, and the first Black male to serve on the Board.

The first-time candidate will also become the youngest public official elected in Los Angeles County, and possibly in the State of California, as well as one of the youngest candidates to win an election in the history of the United States.

“I didn’t enter this race to make history, I entered this race to make change. But the historical context of this election is not lost on me. What we offered on November's ballot was more than a vision, it was a promise to the students, faculty, and staff of Culver City Unified – a commitment to address our hardest challenges,” said Ezidore. “From every corner of the community, Culver City has spoken: change can’t wait. We are eager and ready to meet this moment.”

Triston Ezidore is ready to roll up his sleeves and hit the ground running with a fresh perspective on the issues facing the Culver City Unified School District. “As a recent graduate of Culver City High School, I understand the challenges students face every day in their classrooms, and on their campuses,” he stated.

“As the son of Vietnamese and Jamaican immigrants,” he continued, “I am a staunch believer in a School District built for all students to thrive, rooted in anti-racism, and a commitment to bold systemic change, especially for our students who have historically been left behind.”

Ezidore’s knowledge of the issues, deep personal understanding of a student's perspective, and a strong message of equity and inclusion attracted a broad and enthusiastic base of supporters.

The candidate racked-up masses of endorsements from organizations and elected officials. He is the only candidate for Culver City School Board to receive endorsements from all four leading LGBTQIA+ advocacy groups, in addition to a number of labor unions, environmental organizations, and Democratic Clubs.

Ezidore was endorsed by dozens of current and former elected officials and civic leaders, including California Assembly Members Isaac Bryan and Tina McKinnor, Civil Rights Activist Dolores Huerta, Los Angeles City Councilmember Mike Bonin, Culver City Mayor Dr. Daniel Lee, Culver City Councilmembers Yasmine-Imani McMorrin and Alex Fisch, Culver City School Board Vice President Paula Amezola, and School Board Members Dr. Kelly Kent, Summer McBride, and Dr. Tashon McKeithan.

After the murder of George Floyd, Ezidore joined a youth-led organization known as poc4change, which organized to push for Culver City government to center the voices and experiences of young people. This early political involvement inspired him to run for office, motivated by his desire to help solve problems, remove barriers, and empower students.

“I feel honored to serve on the Culver City School Board,” Ezidore concluded. “I intend to work with the other Board Members to take full advantage of this opportunity to improve the District for everyone, and enhance the social and educational experience of the students it serves.”
ThaWilsonBlock Magazine Issue142tag:culvercitytimes.com,2022-11-16:6303163:BlogPost:1751442022-11-16T05:02:50.000ZMistah Wilsonhttp://culvercitytimes.com/profile/thawilsonMAG

“The goal of SEIU-UHW is better access and quality healthcare for all Californians, and we support candidates who share this vision.
SEIU-UHW is an affiliate of the two million-member Service Employees International Union (SEIU), the fastest-growing union in North America. SEIU’s member unions are united by the belief in the dignity and worth of workers and the services they provide, and dedicated to improving the lives of workers and their families and creating a more just and humane society.

“I have immense gratitude for SEIU-UHW. Its endorsement affirms my commitment to the health, safety, and quality of life of all students, families, and district employees,” said Stephanie Loredo. “SEIU-UHW fights for healthcare for all, and I am committed to supporting its values by prioritizing access to quality healthcare for our students and access to information about the resources available to maintain their health.”

Stephanie’s vision for public schools resonates with school staff and workers. Public schools are foundational to thriving, healthy communities. Stephanie’s past actions in the school district demonstrate her support of the health and safety of students. Triston is the only candidate for Culver City School board to be endorsed by all 4 leading LGBTQIA+ advocacy groups.

Equality California brings the voices of LGBTQ+ people and allies to institutions of power in California and across the United States, striving to create a world that is healthy, just, and fully equal for all LGBTQ+ people. They advance civil rights and social justice by inspiring, advocating, and mobilizing through an inclusive movement that works tirelessly on behalf of those they serve.

Founded in 1975, Stonewall Democratic Club has been the home for progressive Democrats who are lesbian, gay, bisexual, transgender, and straight allies of the LGBT community. They are the first “Stonewall Democratic Club” in the country established for gay, lesbian, bisexual, and transgender individuals and straight allies committed to achieving equality for all and to advancing progressive and feminist values through the Democratic Party.

Stonewall Young Democrats seeks to provide young LGBTQIA Democrats a platform for political participation and mobilization. With an emphasis on uplifting BIPOC leaders, they will strive to foster community, fight for progressive values, and empower members to pursue careers in public service.

Since 1991, Victory Fund has helped elect thousands of LGBTQ people to positions at all levels of government. These LGBTQ voices have made significant contributions to advancing equality for LGBTQ Americans – from passing non-discrimination laws to defeating amendments to ban marriage equality.

Triston’s platform of bold systemic change resonates with voters and community groups who are advocating for a school district built for everyone. In his announcement, Ezidore says, “My life has taught me that we can’t throw people away. In order to implement transformative education policy, we have to elect people committed to centering the folks closest to the pain. We don’t get what we don’t fight for, and I’m running for school board to fight for you. As ballots begin arriving in mailboxes next week, allow me to underscore how crucial this election is. Make no mistake, the well-being of our students, faculty, and staff is on the ballot. I'm asking you to believe—not in my ability to create change, but in yours. I believe in change because I believe in you. I hope you’ll join me.”

In the heartfelt video, Ezidore details his personal experiences with our public school systems saying, “When I was a student in the district I was what we would call a frequent flier. I would come into class late, I’d be disengaged during instruction, and walk around campus during class. This doesn’t mean that I didn’t obtain the capability to learn, it’s just that when I crossed the threshold I brought these life experiences with me.”

The campaign video spotlights a new, personal, approach to campaigning. The video features numerous notable community activists and current/former elected officials such as School Board Member Dr. Kelly Kent, City Councilmembers Yasmine-Imani McMorrin and Alex Fisch, as well as fmr. Mayor Meghan Sahli-Wells.

To watch the full video, please visit https://youtu.be/I49W9xta2kQ
